What this covers

A survey is only useful if it answers the question the client actually has — whether a crack is structural, whether a floor can take a new load, whether a building is safe to occupy through works next door. We scope every survey around that real question, rather than issuing a generic report.

Investigation of cracking, movement, dampness and deterioration, distinguishing cosmetic issues from genuine structural risk.

Opening up, trial pits and material testing where a visual inspection alone can't answer the question.

Crack and movement monitoring over time, for buildings where change — not just current condition — is the concern.

Evidence before conclusions

We start every survey by understanding how a building was originally constructed and how it has changed since — because a defect only makes sense in that context. A crack that would be routine settlement in one construction type can be a genuine warning sign in another.

Reports are written to be technically rigorous but genuinely usable: a clear statement of condition, an honest assessment of risk, and remedial recommendations that are proportionate to the actual finding rather than defensively over-specified.
